  • June 2010 South Shore Sales

    The average sales price ($201,883) is up slightly and the median sales price ($170,000) is up nearly 5% for single family homes in Lunenburg County from June 2009.  Queens County sales saw a significant 10% gain in average sales price ($133,889) while the median price ($109,000) remained the same for the same period.  Raw sales experienced a significant drop in Queens County relative to June 2009, down from 100 to 69 sales.  However sales for Lunenburg County increased by 44 units, the fifth straight monthly year over year increase and perhaps an encouraging sign that the market is beginning to improve in Lunenburg County.  Homes still take about six months to sell and the inventory of homes for sale for all of the South Shore is up slightly since last June.

      

    But even in the difficult overall economic environment South Shore homeowners in general are retaining the value in their homes.  At the same time buyers have a good inventory from which to choose at attractive mortgage rates.

  • May 2010 South Shore Sales

    The average sales price ($199,337) is down and the median sales price ($166,000) is up slightly for single family homes in Lunenburg County from May 2009.  Queens County sales saw a significant gain in average sales price ($140,871) but a slight drop in the median price ($109,000) for the same period.  Raw sales experienced a significant drop in Queens County relative to May 2009, down from 101 to 70 sales.  However sales for Lunenburg County increased by 57 units, the fourth straight monthly year over year increase and perhaps an encouraging sign that the market is beginning to improve in Lunenburg County.  Homes still take about six months to sell and the inventory of homes for sale for all of the South Shore is up slightly since last May.

      

    But even in the difficult overall economic environment South Shore homeowners in general are retaining the value in their homes.  At the same time buyers have a good inventory from which to choose at attractive mortgage rates.

  • April 2010 South Shore Sales

    The average sales price ($198,838) is down and the median sales price ($165,000) is up slightly for single family homes in Lunenburg County from April 2009.  Queens County sales saw a moderate gain in average sales price ($133,526) and in median price ($114,000) for the same period.  Raw sales experienced a significant drop in Queens County relative to April 2009, down from 103 to 76 sales.  However sales for Lunenburg County increased by 59 units, the third straight monthly year over year increase and perhaps an encouraging sign that the market is beginning to improve in Lunenburg County.  Homes still take about six months to sell and the inventory of homes for sale for all of the South Shore is up slightly since last April.

      

    But even in the difficult overall economic environment South Shore homeowners in general are retaining the value in their homes.  At the same time buyers have a good inventory from which to choose at attractive mortgage rates.

    The average ($201,378) and median ($165,000) sales prices of single family homes in Lunenburg County are up slightly from March 2009.  Queens County sales saw a moderate gain in average sales price ($135,168) and in median price ($117,000) for the same period.  Raw sales experienced a significant drop in Queens County relative to March 2009, down from 105 to 74 sales.  However sales for Lunenburg County increased by 20 units, the second straight monthly year over year increase and perhaps an encouraging sign that the market is beginning to improve in Lunenburg County.  Homes still take about six months to sell and the inventory of homes for sale for all of the South Shore is nearly the same as last February.

    The average and median sales prices of single family homes in Lunenburg County for November are nearly the same as for November 2008.  Queens County sales saw an increase in average and median prices for the same periods.  However raw sales are down, homes still take about six months to sell and inventory of homes for sale for all of the South Shore is nearly the same as last November.  Although inventory remains relatively unchanged from last year, the available inventory of homes is higher due to the drop in sales.

  • October South Shore Sales Down, Sales Prices Up

    The average and median sales prices of single family homes in Lunenburg and Queens counties on the South Shore are up in October 2009 compared to October 2008.  However raw sales are down, homes are taking a little longer to sell and inventory for all of the South Shore is the same as last October.  Although inventory remains relatively unchanged from last year, the available inventory of homes is higher due to the drop in sales.

  • September Sales Down, Sales Prices Up

    Sales for single family homes in Lunenburg and Queens counties were down from July and August 2009 and also from September of 2008 and September 2007.  It also took longer to sell a home.  However realtive to these same periods of time, the average sales price showed slight to moderate increases.

  • South Shore Sales Down, Sales Prices Up

    The average and median sales prices of single family homes in Lunenburg and Queens counties on the South Shore are up in 2009 compared to 2008.  This may surprise many in the real estate market since raw sales are down, homes are taking longer to sell and fewer sellers are listing their properties.  Although fewer new listings are coming on the market relative to a year ago, the available inventory of homes is higher due to the drop in sales.

  • Nova Scotia MLS® Sales Down for 2009, Average Sales Prices Up

    MLS® sales of existing homes in Nova Scotia are expected to be 9,275 units, a decrease of 14.7% from the 2008 sales of 10,874.  However sales are expected to rise in 2010 to 9,500 units, an increase of 2.4%.

     

    Average Nova Scotia MLS® sales prices for 2009 are forecast to be $194,900, up 2.4% from the $189,902 average of 2008.  Another 2.4% increase in average sales price to $199,250 is expected in 2010.

  • MLS® Sales to Hold Steady in 2010, Average Sales Prices Going Up

    MLS® sales of existing homes in Nova Scotia are expected to increase slightly in 2010 to 9,500 units, up from the projected 9,275 units for 2009.  The average sales price for 2010 is forecast to be $199,250, up 2.4% from $194,500 projected for 2009.

     

    Existing home sales nationwide through the MLS® for 2010 are forecast to be 419,400 units, slightly less than the 420,700 sales expected for 2009.  These sales levels are similar to the sales of 2002 and also represent a significant drop from the high water mark of approximately 525,000 units in 2007.

     

    Across Canada the average sales price for 2010 is forecast to be $306,300, up 1.6% from $301,400 projected for 2009.
