Market Trends & Analysis

February 2010 South Shore Sales

The average ($201,216) and median ($162,000) sales prices of single family homes in Lunenburg County are up slightly from January 2009.  Queens County sales saw a moderate gain in average sales price ($134,902) and in median price ($114,000) for the same period.  Raw sales experienced a significant drop in Queens County relative to January 2009, down from 109 to 72 sales.  However sales for Lunenburg County increased by 5 sales, perhpas an encouraging sign that the market is beginning to improve in Lunenburg County.  Homes still take about six months to sell and the inventory of homes for sale for all of the South Shore is nearly the same as last February.

But even in the difficult overall economic environment South Shore homeowners in general are retaining the value in their homes.  At the same time buyers have a good inventory from which to choose at attractive mortgage rates.
